Richmond hill, Ontario

This second story addition was completed in 2 phases. Phase 1 involved the addition of a 2nd story above the existing one-story structure and the under pinning of the basement. Upgrades to the exterior were also part of phase 1. Phase2 commenced during construction to add an attached parking garage.

The design style is a mix of mainstream suburban massing and a modern touch.

Elements SPA & Medical Facility
195 Avenue Road, Toronto

While working for Array International Architects Inc., Mahmoud Kaddoura managed a complex assignment to convert 3 existing urban homes into one modern medical facility. The program includes a cosmetic surgery facility with associated offices, examination rooms and other ancillary uses. A spa and a beauty salon are placed on the lower level. Above the existing roof, we added a conference room with access to a roof deck overlooking Ramsden Park. The architectonics of the building were expressed by replacing the existing envelop with new cladding partially covering vertical transportation and structural elements. The interior of the facility is well lit by a combination of large glazed areas and modern finishes with light colors.

Interior for 5 Craven Rd.
Toronto East, Ontario

This is a new1800 ft² single family house located at Queen street and Coxwell.

Despite the narrow lot (20 feet), we were able to achieve a pleasant layout. The floor joists which span wall to wall with a single run stair case along the side wall allowed for a maximum utilization of the space. Using conventional construction techniques with creative detailing, the house looks modern and simple. High ceilings, Large patio doors and panoramic windows are some of its unique features.

DAU – Library Expansion
Sakaka, KSA

The expansion of an existing 90,000 ft² library building was an opportunity to rework the environment, redefine the experience and explore design potentials beyond the typology. The expansion is both organic and transformative. We started by attaching to the existing structure new masses to house new functions, such as a children’s area and an auditorium, then added layers of transitional elements. As a result of this process, captivating, in-between spaces were generated. These “accidental” areas which are ideal to host informal activities have been carefully distributed to support the main functions of the buildingand are simultaneously used to collect natural lighting and ventilation.

In this project we are not only animating the building but also creating vibrant visual, environmental and spatial experiences. This contributes to the uniqueness of the experience one will enjoy when visiting Dar Al-Uloum Library.

Ultimate Bingo
5601 Steeles Avenue W, Toronto

In this project we converted an existing ware house into a fully functioning Bingo hall with ancillary services; including management offices, public washrooms and a snack bar. The retrofit included full upgrade for the HVAC system, alterations to sanitary services and fire protection system.

The Upper Link
Manhattan, New York City

The Upper link is a pedestrian bridge that will connect Moynihan Station to the Shed at the Hudson Yards. Along the way it will impact several buildings and structures creating different junctions each with a unique visual and special experience. To define these junctions, a structural shed is introduced to partially cover the space. In addition to the connection, we wanted to generate dynamic spaces by penetrating existing buildings and structures. Also, adding some functional programs will support the existing infra structure, like the Go bus station At Kaufman’s Hall

Barker Avenue
Toronto East, Ontario

The project on barker Avenue is a second story addition to an existing one and a half house in the east end. Its proximity to commercial buildings and urban street encouraged us to work with modern language using a mix of composite panels and wood siding to complement the existing brick.

Toronto East, Ontario

A Two and a half story single family residence built in the 1920’s required significant renovations. To benefit from the existing gross floor area and coverage, we kept the envelop of the building and modernized its look and insulation. At the same time, we have reframed the interior of the house in its entirety to level the floors and open the main floor. Conditions of the existing structure complicated the design and construction process. Another urban house has been added to our portfolio.

Getaway Resort
Rabat, Morocco

Overlooking the Atlantic Ocean, this resort is a small getaway with 2 wings for residents and guests sharing a common swimming pool, bar and other facilities. Working with the existing topography, the massing of the resort resembles a Mediterranean village with organic yet modern geometry.
